Highland Park Modern, Luxury ADU Addition
Homeowner Desired Outcome
After completing a luxurious kitchen and bathroom remodel, these Highland Park homeowners wanted to convert a small, underutilized space that was connected to their detached garage (ADU) into a spacious guest suite. They also wanted to increase the square footage of this ADU to create a screened in porch or outdoor living space.
Our Creative Solution
The original detached garage was old, over-crowded, and did not match the homeowner’s personal design style. Blackline’s design team got to work creating a plan that included maintaining the existing 2-car garage space, increasing the size of the guest bathroom, reconfiguring the bedroom layout, and building a screened-in porch with a fireplace and built-in bar.
To maximize the backyard space for a future planned pool, we carefully planned the size of the addition. Updating the finishes was a main priority for the homeowners to ensure that the new space blended well with their existing home. Smooth Hardie lap siding with a large reveal was installed on the exterior for durability and to modernize the look of the detached structure. We replaced the dated, raised-panel garage door with a new flush-panel door. Aluminum-clad windows, metal screen tracks, standing-seam metal roofing, and decorative metal wall sconces accent the new dark grey exterior paint color.
Indoor/Outdoor Living Space
The new screened-in porch was designed as an indoor/outdoor living space complete with a beautiful fireplace with a floating stone hearth and built-in bar. The screened windows are designed purposely so that the homeowners would have privacy on the alley side. An open line of site was created in the backyard to the future pool and home beyond. Polished concrete flooring and crisp white walls complete the look accented by the black screen tracks. The wide Hardie lap siding is durable and creates a homey yet modern feel for the indoor/outdoor living space.
Bathroom
The existing bathroom in the ADU was cramped and did not match the homeowner’s personal design style. The concrete slab addition allowed us to enlarge the bathroom to fit a large walk-in shower. Keeping the same overall layout allowed the homeowner to save money on plumbing.
To match the modern black windows and doors, the homeowner chose matte black Kohler shower and sink fixtures. A new larger white pedestal sink and hex tile in arctic white beautifully complement the Florentine Carrara marble tiles on the walls and shower ceiling. The black mirror pops against the clean white walls, and the entire room is well lit with a gold decorative fixture and recessed lighting.
Bedroom
The new guest bedroom is connected to the porch by a large sliding glass door. The modest bedroom size is perfect for guests. A new, ducted mini-split air conditioner provides air to both the bedroom and bathroom without needing an unsightly wall-mounted unit. Smooth walls with an accent shiplap wall mimic the Hardie siding used in the adjacent screened porch. Wide plank porcelain wood-look tile grounds the space, complimenting the fresh white paint.
The result is an updated detached accessory structure with modern appeal that the homeowners will enjoy for many years.
